Our most popular question is “How much do you charge?” Though we like to explain the more important question first, our qualifications and experience, the bottom line is that most of our fees range from $300 for a condominium to $500 for a larger than average house. “Why are you more money than some of the other inspectors that I called?” We’re not really when you compare us with our fellow “qualified and experienced” ISBC inspectors (only a handful) in the area. An experienced building consultant not only evaluates the obvious conditions, but also evaluates what other components can be impacted by the first conditions noted. If I had to have heart surgery I’d want to have a heart surgeon that performed thousands of heart surgeries and not just a few hundred, I’d gladly pay the extra $25-$50. “How long does it take to do an inspection?” The average good thorough inspection by a qualified and experienced building consultant will take approximately 2-3 hours to perform the physical inspection and about another hour to prepare the report. Now I like to start on the outside first, because the #1 concern of a property buyer is “How is the structure? And “Does the roof and basement leak? So let’s start where the source of these potential problems start, on the outside. Then of course, we cover everything else from the attic, to the plumbing, heating, cooling and electrical systems. Then we put all this information in a detailed written report. “And, yes we will report on any “visible” signs of mold,” but always recommend that any further testing or evaluation for mold be performed by a certified mold inspector, that we can arrange, along with Radon Testing, Termite Inspections, E.I.F.S. or other services needed. “Can we call you after the inspection?” Absolutely, anytime, lifetime.
